Listing ready to publish:an Abu Dhabi checklist
Before you send a listing to a portal, go through six blocks: agreement, documents, Madhmoun, BLN, ADGM and content. If even one item is not done, the listing is not published.

This checklist is the last step before publication. It takes a few minutes but saves you from taken-down listings and awkward conversations with the owner.
The rule is simple: every item ticked — the listing goes to the portal. Even one item missing — fix it first.

Agreement with the owner
- A marketing agreement for the property is signed: term, price, commission, exclusivity.
- The price in the listing matches the price in the agreement.
Property documents
- Ready property: the title deed.
- Off-plan: the sale and purchase agreement with the developer and proof of the amount paid.
- The owner's passport and Emirates ID.
- A power of attorney, if a representative acts for the owner.
Madhmoun permit
- A Madhmoun permit for this property has been issued through DARI.
- The permit is valid on the publication date.
- The permit number is shown in the listing.
Agent BLN
- The BLN (Broker Licence Number) is shown in the agent's portal profile.
- The same BLN is shown in every listing by that agent.
Al Reem Island and Al Maryah Island (ADGM)
- You have checked whether the property is on Al Reem Island or Al Maryah Island.
- If so, an ADGM permit has also been issued.
Listing content
- Photos are real, landscape and show the property's current condition. Renders are for off-plan only.
- Area and the number of bedrooms and bathrooms match the documents.
- The title and description are checked against the template from lesson 3.
If an item is not done
- Don't send the listing to the portal, not even as a draft.
- Note in the property card in the CRM which item is missing.
- If you need a document from the owner, request it the same day and give a deadline.
- Once the item is done, go through the checklist again from the start — a change in one block often affects another, such as a new price in the agreement.
The most common mistakes are a price that no longer matches the agreement and a BLN missing from the profile. Both take a minute to catch if you go through the list.
