
Madhmoun:what changed and how not to lose a listing
Since 7 July 2025, every sale or rental listing in Abu Dhabi goes live only with a Madhmoun permit. Here is what it means for a broker and how our process works, from request to publication.
A broker used to be able to prepare a listing and send it to a portal the same day. Now there is a mandatory step between the agreement with the owner and publication — the Madhmoun permit. Without it, a listing simply doesn't stay live.
Below is what exactly changed, what every listing must contain, and how we have organised the work inside the agency so this step doesn't slow sales down.
What changed
Since 7 July 2025, every sale or rental property listing in Abu Dhabi must have a Madhmoun permit. It is issued by ADREC — the Abu Dhabi Real Estate Centre, which operates under DMT. The permit is issued through the DARI platform.
The permit is tied to a specific property and a specific listing. It is not a general agency licence: a new property means a new permit.
What a listing must contain
- The Madhmoun permit number — shown in the listing itself.
- The broker's BLN — shown in the broker's portal profile and in every one of their listings.
- An ADGM permit — additionally, if the property is on Al Reem Island or Al Maryah Island: these areas fall under ADGM jurisdiction.
What happens without a permit
The portal takes the listing down. Clients who had saved it or were about to call no longer see it, and the owner asks why their property disappeared. Rebuilding that trust is harder than waiting for the permit once.
How it works at our agency
- The broker signs the marketing agreement with the owner and uploads the title deed (or the developer agreement for off-plan), the owner's passport and Emirates ID to the property card in the CRM.
- The broker creates a "Madhmoun request" task in the CRM for the back office. If the property is on Al Reem or Al Maryah Island, they note it in the task.
- The back office — Priya N. or Yousef K. — checks the documents. If anything is missing, the task goes back to the broker with a comment.
- The back office applies for the Madhmoun permit through DARI and, for ADGM properties, also for the ADGM permit.
- The back office adds the permit number to the property card and closes the task.
- The broker adds the permit number to the listing, checks their BLN in the profile and in the listing, and sends it for a final check.
- The back office checks the listing against the checklist and approves publication.
When to apply
Apply early, before you start promoting the property: without Madhmoun approval the listing can't go live. Timing depends on how complete your documents are, so give the owner a publication date with some margin.
