
Saadiyat, Yas or Al Reem:where our clients are searching now
We went through every inquiry the agency received this quarter: which areas people ask about most, who these clients are and what they ask on the first call. Here is what we found and how to talk about each area honestly.
Every quarter we look at our own funnel: where an inquiry came from, which area the client named and how the first conversation ended. This is not official market data, it is our agency's picture — but these are exactly the people you will be talking to tomorrow.
This quarter almost all inquiries went to three locations: Saadiyat, Yas and Al Reem Island. The rest were Al Raha, Khalifa City and a handful of requests for other areas.
Saadiyat: families and a calm life by the sea
More than a third of inquiries are for Saadiyat. The typical client is a family with children, often relocating to the emirate for work. They look for a villa or townhouse, less often a large apartment, and their first questions are about schools, beaches and the commute.
When you describe the area, rely on what the client can check for themselves: the beaches, the cultural district with its museums, the green communities. The second noticeable group is buyers who want a second home by the sea and come to viewings at weekends.

Yas: entertainment, community and investors
Yas is second by number of inquiries. The profile here is mixed: young families who value community life, and private investors looking at off-plan with a payment plan. Clients ask about handover dates, the payment schedule and what will be nearby in a few years.
It is easy to talk about Yas vividly: the Formula 1 circuit, the theme parks, the marina, golf. But an investor cares more about specifics — the developer, the project phases, the payment terms. Answer with facts from the project documents and do not promise price growth.
A Yas client almost always asks "how much will I make". I answer: let us look at the project documents and your payment schedule, and the decision about returns is yours to make.
Al Reem: city living and young professionals
Almost a quarter of inquiries are for Al Reem Island. These are mostly young professionals and couples without children who want an apartment close to the office, cafes and the waterfront. There are many rental requests, and among buyers there are people who want to move from renting into their own home.
An important detail: Al Reem Island falls under ADGM jurisdiction. Clients from the financial sector often know this and ask how it affects the deal. Explain the general principle and offer to confirm details with our back office instead of improvising.

What this means for your work
- On the first call, clarify not only the area but the life scenario: family, investment, city.
- If a client is torn between two areas, offer viewings in both on the same day.
- Record in the CRM why the client chose or rejected an area — these notes are what our next review is built from.
