How we closed avilla deal in 9 days
From the first inquiry to the transfer of ownership — nine days, three viewings and one counter-offer. We go through it day by day: what Omar H. and Priya N. did and what is worth repeating.

Fast deals rarely happen on their own. Usually they rest on response speed, accurate qualification and a back office that prepares documents in parallel with the negotiation.
This story is about a four-bedroom villa and a buyer who was relocating to the emirate with his family and wanted to be settled before the school year. The broker was Omar H.; documents and checks were handled by Priya N. from the back office. We went through the deal with them to show exactly where days were saved and what any of us can repeat.

Days 1–2: inquiry and qualification
- Day 1, 19:40. A website inquiry for a villa on Saadiyat. Omar called back within four minutes — the client was still on his phone.
- On the call Omar established the essentials: a family of four, a budget agreed with the bank, a school needed nearby, the move in six weeks.
- Day 2. Omar sent a shortlist of three villas with brief comments and suggested viewing them on the same day so the client could compare them at once.
Days 3–4: three viewings and a choice
- Day 3. Three viewings back to back, the route planned in advance; Omar was at each property fifteen minutes early. The client came with his wife — that sped up the decision.
- That evening the client named his favourite — the second villa — and asked for time to think until the morning.
- Day 4. The client confirmed his choice. Omar immediately told Priya: the buyer is serious, time to start KYC.
Days 5–6: offer and negotiation
- Day 5. The client made an offer below the asking price. The seller came back with a counter-offer: a slightly higher price, but the garden furniture and air conditioning units stay.
- Omar did not push either side and relayed both positions honestly. By evening the parties had agreed.
- Day 6. The agreement between buyer and seller was signed and the deposit paid.
The most valuable thing in this deal was that Priya started the checks before signing. When the parties agreed, the documents were almost ready.
Days 7–9: documents and transfer
- Day 7. Priya completed the buyer's KYC and AML checks: Emirates ID, passport, proof of source of funds. In parallel she checked the seller's title deed and that there were no encumbrances.
- Day 8. The documents for the transfer through the DARI platform were prepared: the parties' details, the property, the deal terms. Priya checked in advance that everything matched to the letter.
- Day 9. The transfer of ownership was completed and the buyer received the keys. The family moved in a week before school started.
What to repeat
- Call back within minutes, while the client is still thinking about your property.
- Schedule viewings on the same day and invite everyone who makes the decision.
- Relay each side's position honestly, without pressure.
- Bring in the back office before signing, not after.
