Property of the week:a 4BR villa on Saadiyat
A four-bedroom beachfront villa with a garden and its own pool. Here is who it suits, what buyers ask and how to run the viewing so the property shows at its best.
Every week we pick one property from our portfolio and break it down so that any broker in the agency can show it with confidence. This week it is a four-bedroom villa on Saadiyat that has just come to us for sale.
Layout
On the ground floor there is a double-height living room glazed towards the sea, a kitchen with a long stone island, a guest bedroom and a maid's room. Upstairs there are three bedrooms, including a sea-facing master bedroom with a walk-in wardrobe and a bathroom with a freestanding tub by the window.
The beachfront plot is about 600 sq m: a garden, a covered terrace and an infinity pool that seems to merge with the sea at sunset. It is a corner villa, so there are no neighbours on one side.
Community and surroundings
The villa is in a small gated community with round-the-clock security, a playground and a gym. There is almost no through traffic inside, so children ride their bikes safely right outside the house.
The beach starts right behind the garden, and the cultural district is about ten minutes by car. There are several international schools and nurseries nearby, a supermarket and cafes. The drive to the city centre takes about twenty minutes outside rush hour.
The owner lived in the house and kept it carefully: the air conditioning is serviced on schedule and the garden has automatic irrigation. The owner is ready to vacate the villa within a month of the deal.
Who it suits
- Families with school-age children: there are several schools nearby and quiet streets inside the community.
- People who work from home a lot: the guest bedroom easily becomes a study.
- Second-home buyers by the sea who want the beach and the cultural district close by.
Key selling points
- A corner plot and more privacy than the neighbouring villas.
- All bedrooms have en-suite bathrooms.
- A private infinity pool and sea views from the living room and the master bedroom.
Objections and answers
- "A pool is extra hassle." The owner's contractor services the pool on a schedule today. Offer to hand the buyer the contact and the schedule, so it is clear the upkeep is already in place.
- "The kitchen is not new." The kitchen is in good condition and the appliances work. If the client plans a renovation, it is a chance to make it their own.
- "It is expensive for the area." Do not argue and do not quote market figures. Suggest comparing it with other villas the client has already seen by area, plot and condition.
Viewing tips
- Book the viewing in the morning or after four: the garden and terrace look best in soft light.
- Start with the terrace and the pool, not the entrance hall — it is what sets the property apart.
- If the client has children, show them the way to the beach straight from the garden.
- The keys are with Yousef K. in the back office — collect them the day before.
